Construction of a new timber six-storey mixed-use building having retail, childcare, healthcare, and commercial tenancies.
The design called for an exposed mass timber structure with significant glazing to maintain visibility from each part of the building. As a commercial facility, the design had to be inherently flexible to accommodate leasing requirements.
CORE was involved in the early concept stage to assist in planning the location of critical fire safety infrastructure, services reticulation strategy, and developing a bespoke fire safety strategy that took into account the exposed timber structure. We assisted the ECI contractor in scoping the large-scale fire tests for the CLT product and undertook detailed analysis based on state-of-the-art research to demonstrate that the building satisfied the life safety requirements of the BCA. We worked closely with the fire services engineer to improve redundancy in the sprinkler design and consulted with the fire brigade to address their concerns.
The building was approved for construction, and with in-principle support achieved from the fire brigade. The building is currently in operation and provides significant amenities to the local area through the food and beverage precinct, childcare facilities, and health-focused tenancies.
