Moxy Hotel
Contractor: Roberts Co
Location: Mascot, NSW
Services: Fire Engineering
CORE developed the fire engineering strategy for Moxy Sydney Airport, a 12-storey, 298-room lifestyle hotel for RF Corval and KS Hotels & Resorts Group under the Marriott brand.
The site is about as constrained as they come — hard against Sydney Airport and backing onto the rail corridor — with open, socially-activated podium spaces above nine levels of guestrooms and three basement carparks.
Working through Roberts Pizzarotti's ECI phase alongside Group GSA, Northrop and Fire and Rescue NSW, CORE prepared the Fire Engineering Brief and evidence plan and modelled smoke and egress performance across the open front-of-house areas. The strategy resolved podium-to-tower separation, rationalised egress and smoke control in the open hospitality spaces — a genuinely mixed Class 3/5/7a building.
The result is a compliant, buildable strategy that protects the Moxy brand identity, de-risks approvals on a complex site, and holds up across the hotel's podium, tower and basement interfaces.
